- Roll Call of Members: President Bill Hibbard called the meeting to order at approximately 6:00PM noting that we had a quorum with 60 owners present or represented by proxy.
- Approval of Minutes: Upon motion duly made and seconded, the minutes of the January 20, 2014 annual meeting were approved by unanimous vote.
- Association Update: Bill Hibbard reported that the board had met twice since the last annual meeting. Issues have arisen pertaining to short-term rentals by owners as well as owner improvements to the exterior of their property. Owners wishing to rent their property on a short-term basis are required to make application to the Association board separate from making application to the City. Owners desiring to make improvements to the exterior of their property are required to make application to the Association Architectural Control Committee. A notice regarding these requirements along with application forms will be mailed to all owners with the annual assessment notice.
- Golf Advisory Committee: Gary Pon and Frank Ariano reported that the golf course was in excellent condition this past season. Golf play was up this year and a few new memberships were sold. Discussions have continued regarding construction of a new club house and the finance committee of Starwood is expected to reviewing the matter by the end of February. A brief discussion ensued.
- Architectural Control Committee: Candi Garrison indicated that there were several construction projects last year within our subdivision. While owners typically get a permit and engage an Architect, they frequently neglect to make application to the Architectural Control Committee on the form designated by the board as required by our association covenants. It is hoped that the upcoming mailing to owners will help alleviate this issue.
- Board of Directors Election: Bill Hibbard indicated that the terms for Bill Sauter, Rich Danter and Reese Hibbard expire this year, and that two owners conveyed their interest to him in serving on the board: Tim Walsh and Marcia Pryde. Bill Sauter expressed a willingness to serve another year and Rich Danter indicated that he would continue to serve on behalf of Ridge III Townhomes. A nomination and second was made for Marcia Pryde. Upon motion duly made and seconded, Bill Sauter, Rich Danter and Marcia Pryde were approved by unanimous vote.
- Financial Report: Bill Sauter reported that in 2014 the association had a total income of $4,340 expenses amounting to $3,565 resulting in a net income of $775.00 and a balance in a checking and money market account of $41,693.
- Other Business: An owner asked if something could be done regarding automobiles speeding on Club House Drive. A number of suggestions were made (additional speed limit signs, flashing speed sign, children at play signs, more enforcement, a meeting with the police department). Several owners present agreed that speeding on this road is a common problem. Bill Hibbard indicated that he would contact the City enforcement officer Barbara Wheeler to see what might be done to mitigate this matter.
- Adjournment: There being no further business it was moved, seconded and unanimously approved that the meeting be adjourned at approximately 6:57PM.
